Role Overview
We are seeking a motivated and results-driven individual to take on a flexible Commercial Manager role. This role focuses primarily on closing deals within our existing pipeline, sourcing charities, engaging landlords, and facilitating lease transactions. The candidate will work on a primarily commission-based structure, with the opportunity to transition into a full-time leadership position upon successfully placing multiple charities.
Key Responsibilities
Landlord Relations & Deal Management
Work with existing and new landlords to identify opportunities for charity placements and source new buildings and units
Facilitate property negotiations between landlords and charities
Ensure proper vetting and qualification of charities before finalizing agreements
Oversee lease/license documentation and move-in coordination
Sourcing & Connecting Charities
Identify and reach out to charities in need of workspace
Qualify potential charities based on operational needs and landlord requirements
Build and maintain strong relationships with charity organizations
Stakeholder Communication & Relationship Management
Act as the primary point of contact for landlords and charities throughout the deal process
Manage expectations and problem-solve any roadblocks to closing deals
Candidate Qualifications
Essential Qualifications & Experience
Background in commercial real estate, brokerage, property management, or charity sector
2+ years of experience in deal-making, sales, or business development
Strong negotiation and closing skills with a proven track record of securing agreements
Experience in stakeholder management, particularly in balancing the needs of landlords and charities
Ability to work independently, drive revenue, and problem-solve effectively

Compensation Structure
Retainer: Fixed monthly retainer
Commission: Percentage of the service fee per successful charity placement
Performance-Based Bonus: Additional flat success bonus per deal closed
